Arranged and paid for by the seller, a seller pre-listing home inspection is usually scheduled just before the home goes on the market.  This can eliminate many of the pitfalls and delays associated with home inspections that are performed after the home is under contract.

How It Works

The seller typically makes multiple copies of the report and shares them with potential buyers who tour the home for sale.  Seller inspections are a benefit to all parties in a real estate transaction.  Being upfront about the condition of the home will help to eliminate conditional offers or issues with negotiations and the home often settles quicker.

Benefits

The benefits of a pre-listing home inspection are numerous. 

The seller and listing agent can choose the inspector.

 The seller can schedule the inspections at the seller’s convenience and assist the inspector during the inspection, something normally not done during a buyer’s inspection.

 The report can help the seller realistically price the home if problems exist or substantiate a higher asking price if problems don’t exist or have been corrected.

A seller inspection provides full-disclosure protection from future legal claims and can be used as a marketing tool.

Pre-listing Consultation

A seller’s pre-listing consultation is a “walk and talk” investigation of your home. 

You, the seller, walk the home with us as we look at the major systems of the home and review the overall condition of the property.

You are encouraged to take notes and pictures during the inspection.

Prices for a pre-listing consultation are based on time, typically 1.5 hours,  instead of home size, and typically range from $200 to $300. 

A written report will not be generated for the consultation.

Pre-listing Inspection

A seller pre-listing inspection is a full home inspection with a written report that covers all major systems in the home.

You and your listing agent can review the overall condition of the property and I will identify any defects found during the inspection in writing.

We can arrange for a re-inspection after any repairs are complete and I will update the report to reflect the repairs have been made.

Pricing is based on the square footage of the home and is typically twice the cost of a pre-listing consultation.
